A small, deliberately narrow operation: one comuna, one buyer type, one way of getting paid.
What this is
pobladorealestate.com is a buyer-side referral service for El Poblado, Medellín. We are not a brokerage. We hold no listings, we are not licensed agents, and we never represent a seller. What we do is qualify foreign buyers, write them an honest brief, and introduce them to local brokers we have vetted. The broker pays us a referral fee if a deal closes.
Why only Poblado
Because covering everything badly is how most sites in this niche end up. Comuna 14 is roughly twenty barrios spread across four hundred metres of elevation, and the differences between them are large enough to justify treating each one properly. When we understand another part of the city that well, we will write about that too.
Our editorial rules
- Peso figures, not dollars. The exchange rate moves too much for a static dollar number to stay honest for long, and the peso figure is what the paperwork actually uses.
- No per-square-metre price tables. Without an MLS, any figure we published would be an asking-price average presented as market data. We would rather say we don't know.
- Every SMMLV-indexed figure is re-checked each January when the new minimum wage decree lands. Competitors' numbers go stale every year; ours are dated on purpose.
- No invented statistics, no fake testimonials, no stock photographs pretending to be buildings we know.
The bias you should know about
We are paid on closings. That gives us a structural interest in you buying something. We try to counter it by telling you plainly when a zone is wrong for you, and by publishing the parts of this market that make buying harder rather than easier. Read us with the incentive in mind anyway — that is just good practice.
